Our client, a national title company, is seeking an Escrow Assistant in Roseville with at least 1 year of experience. The ideal candidate will have strong attention to detail, excellent organizational skills, and the ability to manage multiple deadlines in a fast-paced escrow environment.
Key Responsibilities:
Prepares HUD statements disclosing title, settlement, tax, and payoff fees for closing costs at the outset of the transaction and submits them to the processor; may also prepare a mock Closing Disclosure (CD).
Under the general supervision of the Escrow Officer or Team Lead, reviews title commitments to verify vesting and legal descriptions.
Prepares loan documents, including escrow and settlement instructions, payoffs, deeds, and other documents requiring signatures, and coordinates notary or attorney appointments in applicable states.
Reviews executed closing documents returned from the notary, ensuring accuracy and uploading scanned packages into the software system as needed.
Reviews recording packages prior to submission, ensuring all original documents, affidavits, death certificates, and supporting documentation are included.
Assists the Escrow Officer or Team Lead with auditing final figures, verifying payoff demands and liens remain valid and unexpired, and confirming wire instructions for outgoing funds.
Monitors lender funding to ensure loan proceeds are received and available for disbursement.
Coordinates with the Audit and Disbursement Department to ensure timely file disbursement.
Sends funding and disbursement notifications to clients.
Follows up on lien releases and final title policies for delivery to clients via FedEx or electronic submission.
Orders deed preparation documents required for execution at closing.
Communicates with loan processors, loan officers, and transaction principals to obtain additional information and provide status updates throughout the closing process.
Consults with title officers and escrow officers regarding questions or discrepancies related to title commitments.
Orders beneficiary statements, payoff demands, HOA documents, judgments, and releases of liens or other encumbrances.
Qualifications & Requirements:
- Minimum 1+ year of escrow, title, or real estate transaction experience preferred
- Strong knowledge of escrow and closing processes
- Familiarity with HUD-1, Closing Disclosures (CD), and title commitments
- Excellent attention to detail and accuracy in document review
- Strong communication and customer service skills
- Ability to prioritize and manage multiple files in a deadline-driven environment
- Proficiency with escrow/title software systems (preferred)
- Basic understanding of loan funding and recording processes
- High school diploma or equivalent required; additional industry training or certification a plus
