Job Summary
We are seeking a detail-oriented and highly organized Licensed Title Insurance Agent to join our Alabama-based team. You will be responsible for the end-to-end title process, from performing comprehensive title searches and examinations to issuing commitments and final policies. The ideal candidate will have a deep understanding of Alabama real estate law, including the Alabama Title Insurance Act, and will ensure all transactions are conducted with the highest level of accuracy and regulatory compliance.
Key Responsibilities

Title Examination: Conduct thorough searches of public records (deeds, mortgages, liens, judgments, and probate) to verify legal ownership and identify potential encumbrances.

Commitment & Policy Production: Prepare and issue title insurance commitments and final policies in accordance with filed premium rates and underwriter guidelines.

Escrow & Closing Management: Facilitate the real estate closing process, including the management of escrow accounts, proration of taxes, and ensuring all TILA-RESPA (TRID) disclosures are accurate and timely.

Regulatory Compliance: Ensure all files comply with Alabama Department of Insurance (ALDOI) regulations, specifically the 60-day policy issuance rule post-closing (when premiums are collected).

Recordation: Oversight of the legal recording of deeds, mortgages, and other instruments at the County Probate Court level.

Stakeholder Coordination: Serve as the primary point of contact for real estate agents, lenders, attorneys, and buyers/sellers to resolve complex title "clouds " or defects.

Premium Management: Calculate and collect title insurance premiums accurately, ensuring no prohibited rebating occurs per Alabama law. Apply "Reissue Credits " only when proper prior policy documentation is provided.
Qualifications & Requirements

Alabama Licensure: Must hold an active Alabama Title Insurance Agent License .

Residency: Must be a bona fide resident of Alabama or a full-time employee of a licensed Alabama title agency with a physical office in the state.

Education: High school diploma required; Bachelor's degree in Finance, Law, or Business preferred.

Age: Minimum of 19 years of age (Alabama statutory requirement).

Continuing Education (CE): Commitment to maintaining the biennial 24-hour CE requirement , including at least 3 hours of Ethics.

Bonding: Familiarity with or ability to obtain a $50,000 Designated Agent Bond if handling manufactured home titles or specific vehicle-related title services.

Citizenship: Must meet the verification requirements of the Beason-Hammon Taxpayer and Citizen Protection Act .
Technical Skills & Software

Industry Software: Proficiency in Qualia, SoftPro , or Easysoft is highly preferred.

State Systems: Experience using the Alabama Title System (ALTS) for processing title applications.

Research Tools: Mastery of online county probate search portals (e.g., Alacourt, Landmark, or similar county-specific databases).

Mathematics: Strong ability to calculate prorations, commissions, and complex closing costs.

Salary Range: $45,000 $75,000+ (Based on experience and commission structure).
