Position Summary:
We are seeking a detail-oriented and experienced Commercial Title Insurance Opener to join our team. In this role, you will be responsible for opening and managing commercial title files, conducting thorough title searches, and ensuring the accurate and timely processing of commercial real estate transactions.
Major Duties and Responsibilities:
Open and Manage Title Files: Open and maintain commercial title insurance files, ensuring all necessary documentation is included and up-to-date for the transaction.
Conduct Title Searches: Perform detailed title searches on commercial real estate properties using both online databases and county records. Research title history, ownership, liens, judgments, easements, and encumbrances that may affect the transaction.
Analyze Title Reports: Review and analyze title search results to identify potential issues that need to be cleared before closing. Summarize and document key findings in a clear, concise report for the title examiner.
Prepare Title Commitments: Prepare and issue preliminary title commitments, including any necessary exceptions and requirements, based on the results of the title search.
Knowledge: Strong understanding of commercial real estate transactions, title insurance processes, and title search procedures. Familiarity with common title issues and how to address them.
Technical Skills: Proficiency in using title-related software and systems (e.g., Resware, Data Trace). Familiarity with MS Office Suite (Word, Excel, etc.) and other document management tools.
Attention to Detail: Excellent attention to detail and accuracy in handling title searches, documents, and data entry.
Communication Skills: Strong written and verbal communication skills with the ability to communicate effectively with clients, colleagues, and other stakeholders.
Organizational Skills: Strong organizational and time management skills, with the ability to handle multiple tasks and prioritize deadlines.
